How home buyers make decisions.

You already know this because you were once a home buyer, but let me tell you what we’ve learned in our first 300 home sales.


If you’ve purchased a home you remember starting with a list. Buyers always start with a list of “must haves.” You probably had a list that looked something like,


  • 3 Bedrooms

  • 2 Bathrooms

  • +/- 1/2 acre

  • 2 car garage (attached)

  • <30 minute drive from work


But even the perfect house on paper won’t win a buyer over if it doesn’t feel right. To be fair, you probably didn’t get everything on your first list, and you still bought… so, you could probably get the buyer for your house to do that too, right?


But remember, we’re not trying to get an offer. We want you to make as much money as you can when you sell your house.


So here’s the lens. This one idea is what we need to filter all our potential projects through.


Home buyers make decisions with their emotions then justify logically. We all do.


You make decisions this way every time you go grocery shopping and pick the name brand instead of the store brand. Every time you buy a new car. Every time you pick a gas station.


Everyone makes split second decisions with their emotions, their instincts. But during the purchase process we often hit the brakes. We often decide to NOT purchase.


That may happen to a potential buyer on their initial showing, or after the buyer has already left your house.


You know what I’m talking about. The “logical” part of your brain says - you can’t get that.


That logic check is the reason you have 3 (or 30) items in your Amazon cart or stored on a wish list that you’ll probably never buy. It’s the reason you didn’t take the job out of state, or buy the puppy you saw for sale on Facebook.
